WEEKLY MAINTENANCE:

• Diligent home walk-through to make sure all systems are working properly.

• Inspect all exterior windows and doors for proper seals and security.

• Inspect HVAC systems to make sure humidity and thermostats are properly set and maintained.

• Check for indoor or outdoor pests and place traps or remove pests as necessary.

• Run water in plumbing fixtures, ensure all traps are full and seals are kept fresh.

• Check pool and/or hot tub chemicals and flush and clean.

• Check electrical items to make sure all lights and audio/visual systems are functioning.

• Clean up storm debris as needed.

• Mow and fertilize lawns.

• Keep wood supply well stocked and area clean.

• On-site vehicle cleaning and maintenance as needed.

• Marine vessel maintenance and upkeep, including fuel supply, wax & cleaning.

• 1st call security service, respond to emergency calls 24/7.

• Oversee all subs, contractors and service providers for necessary work or repairs.

SEASONAL MAINTENANCE:

• Turn water off in the fall and blow out lines, winterize the home.

• Turn water on in the spring and ensure home is ready for homeowner arrival.

• Install storm or screen panels.

• Clean home, driveway, garage and site as often as desired.

• Set out, store, and clean patio furniture.

• Oil all hinges and hardware.

• Change smoke alarms, and remote control batteries.

• Change furnace and humidifier filters.

• Exterior painting/staining.
